It showed up on a tenant's ceiling. That's almost never where it started.

By the time water becomes visible inside a commercial or multi-family building, it has usually been traveling for weeks or months — down a wall cavity, along a structural member, across a slab — from an entry point that may be nowhere near the stain. This is why "just patch the roof" so often fails: the roof field was never the problem. For property managers and owners, understanding where water actually enters is the difference between a repair that holds and one that reopens after the next storm.
Here are the places water most commonly gets into a Southern California commercial building — and what it takes to stop it.
1. Balconies and elevated walkways. Pedestrian decks take constant foot traffic, direct UV, and pooling water wherever drainage is imperfect. Coatings on these surfaces wear, crack at transitions, and lose adhesion over time. Once water gets past the coating, it attacks the substrate and migrates into the units or spaces below. A traffic coating rated for daily use — installed with proper drainage and detailing at every stair landing and threshold — is what keeps a balcony from becoming a structural repair.
2. Parking structures. Parking decks face a punishing combination: structural movement from vehicle loads, thermal cycling, and chemical exposure from tire wear and automotive fluids. A pedestrian-grade coating won't survive it. Vehicular systems are engineered to flex with the structure and resist the chemistry of a working garage — and when they fail, water and chlorides reach the reinforcing steel below, which is a far more expensive problem than a coating.
3. Planters and plaza decks. Planters are one of the most common sources of concealed water damage precisely because you can't see the failure — the water shows up a floor below before anyone connects it to the landscaping above. Waterproofing a planter correctly means substrate preparation, careful drain detailing, and a root barrier that keeps the planting from compromising the membrane.
4. Transitions, penetrations, and terminations. Most leaks don't happen in the middle of a surface — they happen at the edges: where the deck meets the wall, where a pipe or conduit passes through, where one material hands off to another.
